Atomize RMS by Mews

Atomize RMS by Mews is the standalone revenue management system acquired by Mews. It reprices every room type on an hourly basis using demand signals and pushes optimized rates to the connected PMS. Atomize RMS by Mews remains available alongside the natively embedded Mews RMS: it is offered to properties on non-Mews PMS platforms and to properties whose requirements, for example, daily-granularity forecasting or group pricing features are not yet covered by Mews RMS. New customers on Mews Operations are onboarded to Mews RMS by default; existing Atomize subscriptions continue under the name Atomize RMS by Mews.

In this article you can learn about how to:

01 Get started

1.1 Prerequisites

A supported PMS connection. For Mews properties, Mews Operations must be live; the live two-way sync with Mews provides the fastest rate execution. A minimum property size applies per the order form, currently 25 rooms. Pricing models perform best with historical reservation data; newly migrated properties should expect a model warm-up period of typically 4 to 8 weeks.

1.2 How onboarding works

  1. Onboarding tasks: For Mews properties, four tasks are completed in the Mews onboarding dashboard; Settings > Property > Onboarding dashboard > Atomize section, covering pricing scope and strategy inputs.

  1. System build: The Atomize technical team builds and validates the property's pricing model, typically around 5 working days after task completion.

  1. Credentials and review: Login credentials are emailed to the property; initial recommendations are reviewed together.

  1. Automation level: The property chooses advisory, semi-automatic or fully automatic mode and goes live.

1.3 Indicative activation timeline

For Mews PMS properties: Typically, days to one week from completed onboarding tasks, with recommendations appearing within hours of pairing.

Non-Mews PMS timelines vary with the integration. There is no RMS-to-RMS data migration; Atomize rebuilds its intelligence from PMS historical data.

1.4 What the Partner needs to provide

  • Completed onboarding tasks, including base rates, floors and ceilings and rate relationships

  • Competitor set, with up to 5 competitors, configured in the Atomize dashboard under Competitor Settings

  • Any custom segment rules from a previous RMS, documented for the onboarding team to pre-configure

1.5 Onboarding contact

Team responsible

The Atomize onboarding team, which is separate from Mews customer delivery; escalations go to the Atomize team directly or via the Mews account manager

08 Product Specific Terms

This section sets out terms specific to Atomize RMS.

  1. The following restrictions apply specifically to the use of Atomize RMS by Partner, in addition to the general restrictions in the Acceptable Use Policy available at https://www.mews.com/en/legal/acceptable-use-policy:

    1. Atomize RMS may not be used to provide revenue management services to third-party properties or hotel groups not contracted under the Agreement. Any use beyond the licensed Facilities is a material breach.

    2.  The Partner may not modify, reverse engineer, or replicate the pricing algorithms, model logic, or recommendation outputs of Atomize RMS.

    3. Where the Partner selects the fully automatic pricing mode, it grants Mews prior authorization to implement price recommendations without further approval. The Partner remains responsible for setting appropriate pricing floors, ceilings, and scope constraints before enabling this mode.

    4. Access credentials issued for Atomize RMS are personal to the Partner and must not be shared with or transferred to third parties. The Partner is responsible for all activity under its credentials.

  1. Partner may elect one of three delivery modes, configurable in the Atomize dashboard:

    1. Advisory mode, in which recommendations are displayed for Partner review and approval before any rate change is applied;

    2. Semi-automatic mode, in which recommendations are surfaced for review with a defined approval window; or

    3. Fully automatic mode, in which recommendations are applied directly to the connected PMS without further Partner action.

Partner may switch between modes at any time through its account settings

  1. Atomize RMS by Mews is a decision-support tool. Mews does not warrant that use of the service will result in any increase in revenue, occupancy, ADR, RevPAR or any other performance metric. Recommendation quality depends on the volume and quality of historical data available from the connected PMS. Properties with limited booking history, or those that have recently migrated from another PMS, should expect a model warm-up period of typically four to eight weeks before recommendations reach full accuracy. This limitation does not constitute a defect in the service.

  1. Atomize RMS uses artificial intelligence and machine learning to generate pricing recommendations. Mews performs the service with the objective of supporting the Partner in optimizing revenue, but makes no representation, warranty, or guarantee that use of Mews RMS will result in increased revenue, improved occupancy, or any other specific commercial outcome. The accuracy, completeness, and suitability of any recommendation is not warranted. The Partner is solely responsible for the commercial decisions it makes, whether or not they are informed or influenced by Mews RMS outputs. Nothing in this clause limits the general warranty and AI use position in the Master Terms and Conditions available at https://www.mews.com/en/legal/mews-master-terms-and-conditions.

  1. The pricing model built for each property is based on that property's own historical data. Where a Partner migrates to a new PMS, the prior model is deprecated, and a new model is built from the data available in the new PMS. There is no model portability or migration between PMS environments

  1. To deliver and improve Mews RMS, Mews collects and processes data relating to the Partner's use of the service, including reservation data, rate data, and usage patterns. Mews handles this data as follows:

    1. Reservation and rate data fed into the pricing model is processed in accordance with the Data Processing Addendum available at https://www.mews.com/en/legal/data-processing-addendum. Where such data includes personal data, the Data Processing Addendum governs.

    2. Mews may use aggregated, anonymized data derived from the Partner’s property, and from properties across the Mews platform to tune, calibrate, and improve the RMS pricing model and related AI capabilities. No Partner-identifiable data is disclosed to third parties in this process.

    3. Mews may publish anonymized industry benchmarks and trend insights derived from aggregated platform data. Such outputs do not identify the Partner or any individual property.

    4. The Partner must provide Mews with access to the data sources required for activation of Mews RMS, as described in section 2.4 of this document. Failure to do so can delay activation and does not constitute a service failure by Mews.

    5. For how AI is used within Mews, see the AI section in Platform Documentation https://help.mews.com/s/topic/0TOQC000002VvdZ4AS/ai-in-mews.

  1. Mews RMS incorporates competitor rate intelligence sourced from third-party market data providers; current list contained in clause 7.1 above. Where the Partner accesses this market intelligence functionality:

    1. Use of the market intelligence functionality is subject to the relevant third-party provider’s terms of service, as published and notified by Mews from time to time. By activating this functionality, the Partner agrees with those terms.

    2. Mews does not warrant the accuracy, completeness, or timeliness of third-party market data. Availability of competitor rate data depends on the relevant provider and may vary by market.
    3. Third-party market intelligence is not covered by the Mews SLA. Unavailability of market data does not constitute a service failure by Mews and does not entitle the Partner to any service credit.
    4. Mews may change the market intelligence provider on reasonable notice. Where a change materially affects the service, Mews notifies the Partner in accordance with the provisions of the Master Terms and Conditions.
    5. Pricing model calibration updates, adjustments to algorithm weighting, demand signal integration, or model accuracy improvements are part of ongoing service delivery and do not constitute a material change to the service
    6. Partner is responsible for configuring its competitor set in the Atomize dashboard under Competitor Settings. No competitor data is displayed until Partner completes this configuration. The supported competitor set is up to five properties.
  1. Out-of-scope configuration requests, such as including competitor set changes, optimizer weighting changes, rate writing code changes, and room code changes, are subject to an administration charge. Mews confirms the charge before proceeding. Payment is due in accordance with the Master Terms and Conditions.

  1. Atomize RMS by Mews connects to the Partner's property management system via a certified integration. For properties on Mews Operations, connectivity is provided through the live two-way Mews sync at no additional charge. For properties on third-party PMS platforms, connectivity is via the relevant certified integration. Where the Partner's PMS provider levies variable fees for API calls made in connection with the Atomize RMS integration, those fees are passed through to Partner and invoiced separately. Mews provides reasonable advance notice where such charges become applicable or increase materially. Interruptions to price recommendation delivery caused by PMS connectivity issues, PMS maintenance windows, or data unavailability in the connected PMS do not constitute a failure of the Subscription Services under the MTC or a breach of the Mews SLA. The SLA uptime commitment applies to the Atomize application layer; PMS data dependency is outside that scope

  1. In addition to the intellectual property terms contained in the Master Terms and Conditions, all intellectual property rights in the Mews RMS platform, pricing algorithms, model architecture, and system outputs, including price recommendations, vest in and remain with Mews and its licensors. The Partner receives a non-exclusive, non-transferable license to use Mews RMS outputs for its own internal revenue management purposes during the term of the Agreement. The Partner has no right to sub-license, commercialize, or distribute model outputs. If the Partner provides feedback, reports of defects, or improvement suggestions in relation to Mews RMS, Mews may incorporate those into the platform or related services without any obligation to the Partner.

  1. The suspension rights set out in the MTC apply to Atomize RMS by Mews. In addition, where Partner's failure to maintain accurate PMS access credentials prevent Mews from delivering price recommendations, Mews may suspend the service until access is restored. Mews notifies Partner promptly if such a suspension is required.
