FAQs for VAT rate change in the Netherlands starting 1 January 2026

Starting 1 January 2026, the Dutch government will increase the VAT rate on overnight accommodation and associated facilities from 9% to 21%. If your property operates in the Netherlands, this change affects how you price, invoice, and report revenue from these services.

Which VAT rates are changing?

Only specific services will be affected. The following services must move from 9% to 21% VAT:

    • Accommodation
    • Gas, electricity, and water
    • Sanitary facilities, washing and shower facilities
    • Facilities for washing and drying clothes
    • Parking facilities offered in combination with accommodation

Note: Other services, such as breakfast or city tax, are not included in this automatic change.

 

Does Mews update VAT rates automatically?

Yes. Mews will automatically update the VAT rate to 21% for affected reservations. Here's how the update works:

    • On 12 November 2025, Mews will start migrating open bills that include nights from 1 January 2026 onward. These updates will run daily until the end of the year.
    • On 1 January 2026, Mews will update accommodation rates for all future bookings to reflect the new 21% VAT rate.

Is Mews automatically updating the VAT rate for dependent products, such as city tax?

Not yet. Mews is working on a solution to support automatic updates for dependent products, for example, city tax calculated as a percentage. This update will be released as soon as it is available.

Is Mews automatically updating the VAT rate for products like breakfast that are automatically added to reservations?

No, Mews is not automatically updating these products. You need to:

Note: You cannot update product rates before 1 January 2026. You can only update products on open bills.

Is Mews automatically updating the VAT rate for bookable services?

No, Mews is not automatically updating bookable services, for example, early check-in, upgrades, late check-out, no-shows or day use. If applicable, you need to:

How will VAT changes appear on bills?

Billing will reflect the change based on stay dates:

    • Nights before 1 January 2026: 9% VAT
    • Nights starting on or after 1 January 2026: 21% VAT

This applies to both existing and new reservations, as long as bills remain open.

Do I need to split reservations on 1 January 2026?

No, only if you want to manage the billing split manually. Otherwise, reservations crossing over 1 January 2026 do not need to be split. Mews will update the VAT rate on open bills automatically.

How do I verify rates and products?

To confirm that your rates and billing are correct from 1 January 2026, verify all accommodation rates and open bills to ensure they reflect the 21% VAT.

What do I need to verify on 1 January 2026?

You need to verify that Mews has updated all accommodation rates and open bills with stays from 1 January 2026 to 21%.

To do this:

  1. In Mews Operations, go to the main menu Menu arrow rightFinance > Accounting report.
  2. In the right-hand menu, enter the following details:
    • Type: Click to select Consumed.
    • Mode: Click to select Detailed.
    • Start: Click to select 1 January 2026.
    • End: Click to select any date after 1 January 2026.
    • Group by: Click to select Tax rate.
    • Service: Click to select Stay.
  3. Click View report.

This confirms that Mews has updated all accommodation rates and open bills.
