The Mews Compliance Suite in Spain

The Mews Compliance Suite helps Spanish properties meet their accommodation tax and fiscal obligations. In Spain, it includes Tax Automation, Tax Intelligence, and the invoice reporting integrations SII, TicketBAI, and Verifactu. You purchase the Compliance Suite once from the Mews Marketplace and then choose which features and integrations to use.

In this article, you can learn about:

Tax Intelligence

Tax Intelligence is a dashboard and report in Mews Operations under the main menu > Finance > Tax Intelligence. It shows the tourist tax you collected and the exemptions you applied, and gathers the data you need for your declaration in a document you can export.

  • Dashboard: person nights, both taxable and exempt, a breakdown of tax collected by rate, and a month-by-month trend.
  • Monthly report: tax collected, occupancy, including room nights, person nights, and arrivals, and accommodation revenue split into taxable and exempt.
  • Exemption log: exempt stays, guests, and person nights grouped by reason, with a line for each guest.
  • Flexible and exportable: filter by week, month, quarter, or a custom period, and export to PDF or Excel.

Note: Tax Intelligence exports the data but does not submit your declaration. The report only includes stays where all bills are closed. Each stay is counted in the month of check-out.

Tax Automation

Tourist taxes in Spain are set by some regions, such as Catalonia and the Balearic Islands, and by some cities, such as Santiago de Compostela. Rates, surcharges, and exemptions change often. Tax Automation generates the right tax configuration for your property and keeps it up to date.

  • Set up in minutes: In Mews Operations, go to the main menu > Settings > Property > Finance > Tax Configuration, open the Tax automation tab, and enter your address, latitude and longitude, and property details. The star rating and category, such as 4 stars Superior, matter most, because they can change which taxes apply.
  • Configuration generated for you: Mews works with a specialist tax data provider to find the taxes that apply to your property.
  • Always up to date: when a tax authority publishes a change, your rates update automatically. You do not need to check anything manually.

Invoice reporting in Spain

With the Compliance Suite, accommodation tax and invoice reporting live in one place.

Note: If you already use SII or TicketBAI in Mews, nothing changes for you. Your integration and its configuration stay exactly as they are, and your integration is now part of your Compliance Suite, together with Tax Automation and Tax Intelligence.

Spain has three invoice reporting systems. Which one applies depends on where your company is registered and its size.

Note: From 1 December 2026, Tax Automation and Tax Intelligence join your existing fiscal integrations, and Verifactu follows in late December 2026, all included for EUR 25 per property per month.

SII

The Spanish fiscal registry integration connects Mews directly to the Spanish Tax Agency, the AEAT, through SII, the Suministro Inmediato de Información, so your invoice records are reported automatically.

  • Reported automatically: when you close a bill, Mews creates a fiscal record and sends it to the AEAT.
  • Online or offline: use online mode if you are required to report to SII. Offline mode stores your fiscal records in Mews without sending them.
  • Status on screen: check whether each record was accepted in Mews Operations under the main menu > Finance > Fiscal record report.

What you need to do:

  • If you already use SII in Mews: nothing. Your setup carries over as it is.
  • If you do not use it yet: get a digital certificate that lets you submit information to SII, then set up the integration in the Marketplace.

You can learn more in our help article Automate reports for the Spanish fiscal registry.

TicketBAI

In the Basque Country, every invoice must be signed, chained to the previous one, and reported to your provincial tax authority, the Hacienda Foral, through TicketBAI. The Basque fiscal registry integration does this automatically for Álava, Bizkaia, and Gipuzkoa.

  • Chained invoices: Mews links each new bill or invoice to the previous one with its digital signature.
  • TicketBAI details on every bill: Mews adds the TBAI identifier and a QR code.
  • Status on screen: check whether each record was accepted in Mews Operations under the main menu > Finance > Fiscal record report.

What you need to do:

  • If you already use TicketBAI in Mews: nothing. Your setup carries over as it is.
  • If you do not use it yet: get a digital certificate in .p12 or .pfx format, then set up the integration in the Marketplace and select the province where your company is registered.

Verifactu

Verifactu requires invoicing software to create a tamper-proof record for every invoice and send it to the AEAT. From late December 2026, Verifactu is built into your Compliance Suite: electronic invoice verification native in the PMS, with no change to your day-to-day operations.

Note: Be ready before the deadline: Verifactu becomes mandatory from 1 January 2027. With Compliance Suite, it’s included at no extra cost, so you don’t need a separate provider.

  • Tamper-proof records: each invoice is digitally signed and time-stamped when you issue it.
  • Sent to the AEAT: Mews sends the invoice record to the AEAT in real time.
  • QR code on the invoice: guests can scan it to check the invoice on the AEAT website.
  • Simplified or complete invoice: Mews issues a simplified invoice below EUR 400 and a complete invoice from EUR 400, which needs the customer's name, NIF, and address.

Key dates:

DateWhat happens
Late December 2026Verifactu is available in your Compliance Suite.
1 January 2027Companies that pay corporate income tax, the Impuesto sobre Sociedades, must use Verifactu.
1 July 2027All other businesses, including the self-employed, must use Verifactu.

What you need to do: set up the integration in the Marketplace with your company and legal representative details, and make sure your customers' details are complete for invoices of EUR 400 or more.

You can learn more in our help article How to set up and use Spain's Verifactu integration in Mews Operations.

Note: Verifactu is available from late December 2026. Until then, you only need to enable SII or TicketBAI again.

Disabling Tax Automation

You can disable Tax Automation at any time. Disabling it does not stop your Compliance Suite subscription, and the other integrations in your Compliance Suite stay unchanged.

  • Your configuration is deleted. Your accommodation tax rates are no longer updated automatically, so you need to check and update them yourself in Mews Operations under the main menu > Settings > Property > Finance > Tax Configuration. Tax Intelligence stays available in Finance as long as the Compliance Suite is active.
  • To enable it again, open the same Tax automation tab and set it up again as you did the first time.

To stop paying, delete the Compliance Suite from the Marketplace. To learn how the Compliance Suite works and what to check before you make a change, see Managing the Mews Compliance Suite.
