Occupancy adjustments and channel manager

For most of the Channel managers, Mews sends several prices per one rate based on extra and empty bed adjustment settings of the master rate. The price is calculated from the base price of the master rate. However, Channel managers like Booking.com and D-Edge, do not send them automatically. To send the rates with empty/extra bed adjustment to this type of Channel managers, you need to enable operation "Push occupancy based pricing" in the Channel manager integration. If your Channel manager integration does not have this operation in the settings, then you can just skip this step.

For most channel managers, Mews sends several prices per rate based on the extra and negative occupancy adjustment settings of the base rate. The price is calculated from the base price of the base rate. However, not all channel managers support per-day occupancy adjustments. For example, Booking.com and D-Edge do not send them automatically, and require the same adjustment value to be applied across all dates. To send rates with negative and extra occupancy adjustments to this type of channel manager, you need to enable the operation Push occupancy based pricing in the channel manager integration settings. If your channel manager integration does not have this operation in the settings, you can skip this step. 

 

If your channel manager connection supports occupancy-based pricing, for example Vertical Booking, Hotel-Spider, HotelNetSolutions, then Mews automatically sends the different prices per rate based on the extra and negative occupancy adjustment settings of the base rate. Mews calculates the amount from the base price of the master rate.  
 


    Note

    • Per-day and per-space-category occupancy adjustments are supported in Mews. However, not all distribution channel integrations support these adjustments. For example, Booking.com requires occupancy adjustments (both extra and negative) to be the same across all dates and does not support per-day adjustments. Other channel partners may have similar limitations. Mews recommends checking with your distribution partners to confirm they support per-day occupancy adjustments before configuring them. If a partner does not support these adjustments, they still apply to reservations made through the Mews Booking Engine and internal booking tools.
    • The occupancy-based pricing might require a different setup for each channel manager integration.

    How to set up a negative occupancy adjustment?

     

    1. Go to the main menu main menu  > Settings > Services.
    2. Click on your bookable service.
    3. From the Settings menu, click Rates.
    4. Select your base rate and click on the Pricing tab.
    5. Click on the Base price > the side screen displays the price properties of the rate.
    6. Click on the Adjustments tab.
    7. In the Negative occupancy adjustment field, enter how much the price should change when fewer people stay than the standard occupancy. Note: Enter a negative value, for example, "-10" to make under‑occupancy cheaper, or a positive value to make it more expensive.
    8. Click Update.

     

    How to set up an extra occupancy adjustment?

     
     

    Step 1: Create an Extra occupancy adjustment in the pricing settings of the base rate.

    1. Go to the main menu main menu > Settings > Services.
    2. Click on your bookable service.
    3. From the Settings menu, click Rates.
    4. Select your base rate and click on the Pricing tab.
    5. Click on the Base price > the side screen displays the price properties of the rate.
    6.  Click on the Adjustments tab and in the Extra occupancy adjustment field, enter the amount to be added if more people book a room.
    7. Click Update.


    Step 2: Create an Extra capacity for the space category.

    1. Go to the main menu main menu > Settings > Services.
    2. Click on your bookable service.
    3. From the Settings menu, click Space categories.
    4. Select the respective space category and scroll down.
    5. Under the Extra capacity field, enter the maximum number of additional guests for this space category.
    6. Click Save.
     

    Manual setup of an occupancy-based pricing

    Some channel managers, including Booking.com and D-Edge, require a manual setup to reflect price adjustments. This is because they do not support per-day occupancy adjustments and require the same adjustment value across all dates. To send rates with negative and extra occupancy adjustments to this type of channel manager, you need to enable the operation Push occupancy based pricing in the channel manager integration settings. Mews recommends checking with your distribution partner to confirm what they support before configuring these adjustments.

     

    To do so:

    1. Go to the main menu main menu >Marketplace > My subscriptions > Select your channel manager.
    2. Scroll down to Enabled operations.
    3. Select Push occupancy based prices.
    4. Click Save.
