How does Mews calculate occupancy?
Mews calculates occupancy based on several different factors. In simple terms, it follows this calculation:

Reservations
Mews considers a space as occupied for the night if a reservation for that space intersects the service's occupancy period, which is the configurable period of time between a bookable service's standard arrival and departure time.
For example, consider a hotel offering a classic stay service with a standard arrival time of 14:00, and departure time at 12:00, with occupancy period spanning 18:00 to 8:00.
- A guest checks in at 15:00 on a Friday and checks out at 9:00 the following Sunday.
- Mews blocks availability for two nights, and reports these two nights, i.e., Friday and Saturday as occupied.
- A guest books an early check-in at 9:00 on a Friday, which is before the service's standard arrival time, and checks out at 13:00 the following Sunday, which is after the service's standard departure time.
- Mews blocks availability for two nights, and reports two nights i.e., Friday and Saturday as occupied. Even though the guest checks in early and checks out late, since the check-in was after the 8:00 occupancy ending time and before the following 18:00 occupancy starting time, Mews did not report any additional night as occupied.
- A guest wants to check in very early at 4:30 AM on a Friday, which is before the service's standard arrival time and before the 8:00 occupancy ending time and check out at 17:00 the following Sunday.
- Mews blocks availability for three nights and reports three nights i.e., Thursday, Friday, and Saturday nights as occupied. Because the guest checks in before the 8:00 occupancy ending time, Mews reports an additional night as occupied.
Note:
- Although Mews reports a third night as occupied, the system charges only two nights to the guest by default. It is up to you whether to charge the guest for an additional night for an early arrival or not at all.
- To charge for a full night, change the arrival date of the reservation to Thursday so that Mews automatically charges the room price when billing.

Occupancy period and its effect on reports
When configuring occupancy periods, consider how you want to run reports. The occupancy periods you set up affect all reports, notably those with a time filter such as the Reservation report.
In the example above, where the occupancy ending time was 8:00, to run a Reservation report correctly, make sure to always select a time after 8:00, so it doesn't include reservations from the previous night.
Note:
- Previously, occupancy periods were non-configurable and strictly from 18:00 to midnight. Now, you can choose and set which time period you want the system to consider the spaces to be occupied.
- Depending on your occupancy period, the Reservation report’s confirmed number of reservations does not match the Manager report’s occupied spaces. You can learn more about this discrepancy and how to fix it here.
Total spaces
Total spaces are the total number of spaces you create per space category. If space categories differ in type, you can (de)select using the filters on the Availability & occupancy report to include or exclude certain types in the calculation.
Out of order
Mews removes spaces placed out of order from the overall inventory for that given period, thus lowering the number of spaces in the occupancy calculation.
Note: The end time of the OOO also has to be later than the standard arrival time of your bookable service for the system to count it.
House use
House use reservations do not affect occupancy calculations. Mews does not deduct a house use from inventory, nor does it count towards an occupied space.
Availability adjustment
Manual adjustments that you make to the availability do not affect the occupancy calculation.
