The Availability & occupancy report in Mews displays:
- the occupancy percentage for each space category for each day.
- an overview of the availability for each day, along with any availability adjustments.
- the corresponding average rate.
You can use the Availability & Occupancy report to analyze your availability and occupancy information for making data informed decisions to increase your revenue.
When you create and enable multiple bookable services in your property account, you can select the service/s you want to include in the report to view them in a single report. This allows you to compare different service offerings without changing views. You can learn about how to enable and use multiple bookable services here.
To view the Availability & occupancy report in Mews Operations,
- on your Mews Dashboard, in the Occupancy section, click on
, or
- go to the main menu
> Reservations > Availability & occupancy report.
You can also search for the report by typing its first three letters in the search bar at the top.

Setting the filters in the report
You can refine the data in this report with the following filters:
- Start: Click to select a start date to restrict results to a specific time period.
- End: Click to select an end date to restrict results to a specific time period.
- Services: Click to select the bookable service you would like to view the report for. When there are multiple bookable services enabled in your property, you can view and choose single, multiple or all services from this drop-down to get a consolidated view and compare your various service offerings at a glance.
- View: Click to select whether you want to view the report: per Day, Hour, or Month. Note: You can only view this option when you configure
- hourly services along with your daily or nightly services, and/ or
- monthly services.
You can view the report:
-
- per Hour for hourly services.
- per Month for monthly services.
- per Day for daily, nightly, and monthly services. This helps your revenue managers view a daily breakup of your occupancy distribution over a month.
Under Rates, you can filter by:
- Rate mode: Click to select how you want the report to list the rates.
- Average rate: View the average price for a space for a specific time period.
- Sales rate: View the average sales price per space in this service.
- Values: Click to select to view the Gross, Net, or only the Tax values.
- Gross value: View your space categories listed with the total amount charged for occupied spaces.
- Net value: View your space categories listed with the net amount, i.e., the gross amount minus the tax rate, charged for occupied spaces.
- Tax value: View your space categories listed with the amount of tax charged for occupied spaces.
- Rate: Click to select specific rates to refine your report results to those rates. When you select a specific rate, you can click on Rate management above the report, to open the pricing details of that rate.
Under Spaces, you can filter by:
- Space types: Click to select one or multiple space types, such as Apartment, Bed, Dorm, or Meeting room. You can learn more about space types here.
- Space category: Click to select specific space categories to refine your report results to those space categories.
Under Other section, you can use the following filters:
- Company: Enter a company to refine your report results to reservations created for a specific company.
- Travel agency: Enter a travel agency to refine your report results to reservations created for a specific travel agency.
- Status: Check the boxes to refine your report results to Confirmed and Optional reservations.
Understanding the fields in the report
Once you select the filters of your choice, you see the following Availability & occupancy report screen.
The report consists of three tabs:
- Overview: You can view the overall availability & occupancy overview for the selected time period:
- Occupied: Number of occupied spaces, i.e., the sum of Confirmed and Optional Reservations, and Confirmed Blocks.
- Available: Number of available spaces, i.e., (Spaces – Occupied) + Availability adjustment – (House Use + Out of order + Occupied by other Service).
- Free spaces: Number of physically unoccupied spaces, including those from confirmed blocks, i.e., Spaces – (Occupied + Occupied by other service + House use + Out of order).
- Avg. rate (nightly): The average price guests paid for a space on a particular night for a service.
- Confirmed reservations: Total number of confirmed reservations that start within or overlap the selected time period, including those from blocks.
- Optional reservations: Total number of optional reservations that start within or overlap the selected time period, including those from blocks.
- Confirmed blocks: The number of spaces reserved for availability blocks, including those picked up and not picked up.
- Picked up in blocks: The percentage of picked up spaces from all reserved spaces in your blocks, including those in the confirmed, optional, inquired, or canceled blocks. For example, if you reserve 10 rooms for an availability block and pick up 6 reservations before the release date, the report displays a percentage of 60%.
- Optional blocks: The number of spaces tentatively removed from public availability and awaiting confirmation from potential groups.
- Inquired blocks: The number of spaces in blocks pending confirmation. Mews does not remove Inquired spaces from public availability.
- Canceled blocks: The number of spaces released to public availability after canceling a block.
- Out of order: Number of Out of order spaces that are blocking your availability.
- House use: Number of House use spaces blocking your availability.
- Other services: When you share inventory between the current and another service, this shows that the other service has a booking in an overlapping period.
- Arrivals: Number of arrivals on a certain date.
- Departures: Number of departures on a certain date.
- Stayovers: Number of reservations staying over on a certain date.
- Customers: Number of customers on a certain date.
- Occupancy: Click the Occupancy tab to view the detailed occupancy information for each space category for the chosen duration. This includes percentage occupancy and the rate for that date.
- Darker shades represent higher occupancy percentages of a space category on each day.
- Mews highlights in red any overbookings in each space category when you have overbookings in the given space category.
- Availability: Click the Availability tab to view the detailed availability information for each space category for both individual dates and the entire chosen duration. This includes:
- the number of available spaces
- the total number of spaces assigned to a space category
- the availability adjustment
- the average rate for each date
- the availability percentage, depicted by the color shade.
Click an individual cell to make the necessary adjustments and view more information for the selected space category.
- Mews calculates availability percentage by dividing the number of available spaces by the total number of usable spaces. Darker shades indicate higher availability percentages for each space category on a given day.
- For properties that share inventory across multiple services, the total capacity reflects the number of shared spaces between those services.
- When you make a reservation for a space that is shared between two services, Mews automatically reduces the availability for both services.
