How to configure your taxes to exclude city tax and include VAT with SynXis CRS

You can ensure that Mews sends and receives your reservation prices correctly via SynXis, by setting up your taxes within both Mews Operations and SynXis CRS. Mews includes VAT for properties operating in tax inclusive countries, but you may choose to exclude city tax from the reservation price. To exclude city tax from your reservation price, you need to set up city tax as a product in Mews Operations and enable the Per Tax Inclusivity (PTI) and System of Records (SOR) functionalities in SynXis. 

The PTI functionality allows you to select some taxes as inclusive and others as exclusive. For more information about this functionality and how to enable it, please contact your SynXis account manager. 

The SOR functionality determines SynXis as the source of taxes, to keep prices consistent and reduce tax issues. You cannot activate this functionality yourself, so if you are not sure or did not enable this functionality, contact your SynXis account manager to set it up for you. 

 

Note:  

  • If you want to exclude the city tax from your price, make sure to enable “Exclude price from offer” in your product settings to ensure accurate VAT calculation. 
  • As per EU law and laws in other tax inclusive countries, you can only exclude city taxes. You need to include VAT in your prices.

The System of Records (SOR) functionality ensures prices remain consistent and reduces the number of tax-related issues you face. You need to activate this before you can exclude city tax from the reservation price. 

As you cannot activate SOR yourself, you need to contact your SynXis account manager who can then enable it for you. 

 

This is an important step as it ensures that Mews does not send city tax back as a part of the night rate. Refer to the information in this article to create a city tax product and create the product rule to add the tax. 

 

Ensure that you set up your city tax correctly in both Mews Operations and SynXis. 

To verify this in Mews Operations: 

  • In your product settings make sure to check or uncheck Exclude price from offer as necessary, and 
  • check your product rules, and 
  • check your channel manager product mapping.
