Mews RMS is the revenue management system built natively into the Mews operating system. It brings proven forecasting and price optimization into a dedicated Revenue section of the platform, repricing every room type continuously based on live demand (subject to relevant packaging) so that rate decisions execute across channels without tool switching.

In this article you can learn about how to:

1.0 Get Started

1.1 Prerequisites

Mews Operations must be live. Pricing models perform best with historical reservation data in the property's Mews account; properties newly migrated to Mews should expect a model warm-up period. A minimum property size applies per the order form (currently 20 rooms).

1.2 How onboarding works

  1. Onboarding tasks: The property completes the RMS onboarding tasks in the Mews onboarding dashboard, including pricing scope, base rates and competitor set.

  2. System build: The Mews RMS team configures and validates the pricing model against the property's data.

  1. Review and automation level: The property reviews initial recommendations and chooses its automation level; advisory, semi-automatic or fully automatic.

  1. Go-live: Pricing goes live in the chosen mode; most properties begin in semi-automatic, and move to full automation as confidence builds.

1.3 Indicative activation timeline

Days to one week from completed onboarding tasks; recommendations typically appear within hours of activation.

Allow a model warm-up period of several weeks for newly migrated properties before judging recommendation quality.

1.4 What the Partner needs to provide

  • Base rate strategy inputs: Rate plans in scope, floors and ceilings, and any rate relationships to preserve

  • Competitor set of up to 5 competitors: The supported compset size

  • A named owner for reviewing recommendations during the initial period

9.0 Product-specific Terms

This section sets out terms specific to Mews RMS.

  1. The following restrictions apply specifically to the use of Mews RMS by Partner, in addition to the general restrictions in the Acceptable Use Policy available at https://www.mews.com/en/legal/acceptable-use-policy:

    1. Mews RMS may not be used to provide revenue management services to third-party properties or hotel groups not contracted under the Agreement. Any use beyond the licensed Facilities is a material breach.

    2. The Partner may not modify, reverse engineer, or replicate the pricing algorithms, model logic, or recommendation outputs of Mews RMS.

    3. Where the Partner selects the fully automatic pricing mode, it grants Mews prior authorisation to implement price recommendations without further approval. The Partner remains responsible for setting appropriate pricing floors, ceilings, and scope constraints before enabling this mode.

    4. Access credentials issued for Mews RMS are personal to the Partner and must not be shared with or transferred to third parties. The Partner is responsible for all activity under its credentials.

  1. Mews RMS is a decision-support tool. Mews does not warrant that use of the service will result in any increase in revenue, occupancy, ADR, RevPAR or any other performance metric. Recommendation quality depends on the volume and quality of historical data available from the connected PMS. Properties with limited booking history, or those that have recently migrated from another PMS, should expect a model warm-up period of typically four to eight weeks before recommendations reach full accuracy. This limitation does not constitute a defect in the service.

  1. Mews RMS uses artificial intelligence and machine learning to generate pricing recommendations. Mews performs the service with the objective of supporting the Partner in optimizing revenue, but makes no representation, warranty, or guarantee that use of Mews RMS will result in increased revenue, improved occupancy, or any other specific commercial outcome. The accuracy, completeness, and suitability of any recommendation is not warranted. The Partner is solely responsible for the commercial decisions it makes, whether or not they are informed or influenced by Mews RMS outputs. Nothing in this clause limits the general warranty and AI use position in the Master Terms and Conditions available at https://www.mews.com/en/legal/mews-master-terms-and-conditions.

  1. To deliver and improve Mews RMS, Mews collects and processes data relating to the Partner’s use of the service, including reservation data, rate data, and usage patterns. Mews handles this data as follows:

    1. Reservation and rate data fed into the pricing model is processed in accordance with the Data Processing Addendum available at [insert link]. Where such data includes personal data, the Data Processing Addendum governs.

    2. Mews may use aggregated, anonymized data derived from the Partner’s property, and from properties across the Mews platform, to tune, calibrate, and improve the RMS pricing model and related AI capabilities. No Partner-identifiable data is disclosed to third parties in this process.

    3. Mews may publish anonymized industry benchmarks and trend insights derived from aggregated platform data. Such outputs will not identify the Partner or any individual property.

    4. The Partner must provide Mews with access to the data sources required for activation of Mews RMS, as described in section 2.4 of this document. Failure to do so may delay activation and will not constitute a service failure by Mews.

    5. For how AI is used within Mews, see the AI section in Platform Documentation https://help.mews.com/s/topic/0TOQC000002VvdZ4AS/ai-in-mews?.

  1. Mews RMS incorporates competitor rate intelligence sourced from third-party market data providers (current list contained in clause 7.1 above). Where the Partner accesses this market intelligence functionality:

    1. Use of the market intelligence functionality is subject to the relevant third-party provider’s terms of service, as published and notified by Mews from time to time. By activating this functionality, the Partner agrees to those terms.

    2. Mews does not warrant the accuracy, completeness, or timeliness of third-party market data. Availability of competitor rate data depends on the relevant provider and may vary by market.

    3. Third-party market intelligence is not covered by the Mews SLA. Unavailability of market data does not constitute a service failure by Mews and does not entitle the Partner to any service credit.

    4. Mews may change the market intelligence provider on reasonable notice. Where a change materially affects the service, Mews will notify the Partner in accordance with the provisions of the Master Terms and Conditions.

    5. Pricing model calibration updates (adjustments to algorithm weighting, demand signal integration, or model accuracy improvements) are part of ongoing service delivery and do not constitute a material change to the service

  1. Out-of-scope configuration requests, such as including competitor set changes, optimizer weighting changes, rate writing code changes, and room code changes, are subject to an administration charge. Mews will confirm the charge before proceeding. Payment is due in accordance with the Master Terms and Conditions.

  1. In addition to the intellectual property terms contained in the Master Terms and Conditions, all intellectual property rights in the Mews RMS platform, pricing algorithms, model architecture, and system outputs (including price recommendations) vest in and remain with Mews and its licensors. The Partner receives a non-exclusive, non-transferable licence to use Mews RMS outputs for its own internal revenue management purposes during the term of the Agreement. The Partner has no right to sub-licence, commercialize, or distribute model outputs. If the Partner provides feedback, reports of defects, or improvement suggestions in relation to Mews RMS, Mews may incorporate those into the platform or related services without any obligation to the Partner.
