You onboard with Mews RMS to configure your property for automated price optimization. As a revenue manager or property administrator, you complete a series of checks in Mews Operations and Mews RMS to ensure the system has the data it needs to generate accurate price recommendations. Complete onboarding when setting up Mews RMS for the first time. With onboarding complete, Mews RMS has the data and configuration it needs to start generating accurate price recommendations from day one. Your Onboarding Manager can let you know when you are ready to begin if Mews Operations is still under setup.
In this article, you can learn about:
- Prerequisites
- Step 1: Connection
- Step 2: Rates
- Step 3: Spaces
- Step 4: Default pricing
- Step 5: Price optimization
- Step 6: Activation
Prerequisites
Before you begin, ensure the following are in place:
- Mews Operations is fully live
- All your future reservations are imported into Mews Operations
- You are live with an online travel agency
If Mews Operations is still under setup, your Onboarding Manager can let you know when you are ready to start. When you are ready to begin, a blue banner appears at the top of the screen with a link to the Mews RMS onboarding page.
Step 1: Connection
In this step, you connect Mews RMS to your property management system.
Enable Mews RMS in Marketplace
Enabling Mews RMS in the Marketplace allows Mews RMS to communicate with Mews Operations.
- On the Mews RMS onboarding dashboard, navigate to the Connection section and click Go to task. A separate tab opens.
- Search for Mews RMS.
- Click Connect and follow the on-screen instructions to activate the connection.
- You must have an active Mews RMS connection in the Marketplace to proceed with the remaining onboarding checks.
Step 2: Rates
In this step, you configure the rates that Mews RMS uses for price optimization.
Select a target base rate
Mews RMS optimizes one base rate. Select the rate that best represents your standard pricing.
- On the Mews RMS onboarding dashboard, navigate to the Rates section, next to Select a target base rate, and click Go to task. A separate tab opens.
- Under Optimized base rate, review the selected rate in the Base rate field.
- To change the base rate, contact RMS support at [email protected].
- Mews RMS only optimizes the target base rate you select. Rates not dependent on this base rate are not optimized by Mews RMS.
Ensure relevant rates are dependent on the target base rate
All rates you want Mews RMS to optimize must be set as dependent on your target base rate in Mews Operations.
- This check is optional. It is intended to make you aware of any rates that are not currently dependent on the base rate.
- On the Mews RMS onboarding dashboard, navigate to the Rates section, next to Ensure relevant rates are dependent on the target base rate, and click Go to task. A separate tab opens.
- Select your service and open the Rates section.
- For each rate you want Mews RMS to optimize, confirm it is set as dependent on the target base rate.
Step 3: Spaces
In this step, you check the space category configuration to ensure Mews RMS can optimize pricing for all your spaces.
Ensure base adjustment for space categories is set to Base price
For optimal pricing, each space category should derive its price from Base price independently, rather than depending on another space category.
- If parent-child relationships exist between your space categories, see the check below.
- On the Mews RMS onboarding dashboard, navigate to the Spaces section, next to Ensure base adjustment for space categories is set to Base price, and click Go to task. A separate tab opens.
- Select your service and open the Space categories section.
- For each space category, ensure the base adjustment is set to Base price.
- Click Save.
Check space category hierarchy for optimization
If your property uses parent-child relationships between spaces, all spaces within a given space category must be either all parent spaces or all child spaces. Mews RMS only optimizes child spaces, so a mixed setup within a space category is not supported.
- If a space category contains parent spaces, it is an exception to the Base price rule above. Parent spaces can use an adjustment based on their child category if their prices should move in line with the child category.
- On the Mews RMS onboarding dashboard, navigate to the Spaces section, next to Check space category hierarchy for optimization, and click Go to task. A separate tab opens.
- Select your service and open the Space categories section.
- Check each space category to confirm it does not mix parent and child spaces.
Step 4: Default pricing
In this step, you provide Mews RMS with baseline and seasonal pricing data.
Enter future seasonal prices for the target base rate
Mews RMS uses future prices on the base rate to understand upcoming seasonality. The target base rate must contain realistic prices for the next 12 months.
- On the Mews RMS onboarding dashboard, navigate to the Default pricing section, next to Enter future seasonal prices for the target base rate, and click Go to task. A separate tab opens.
- Select your target base rate.
- Add realistic prices covering the next 12 months to reflect seasonal demand.
- Click Save.
Set up a default price hierarchy
A default price hierarchy lets you define the price range and minimum price difference between space categories. If you do not set up a hierarchy, Mews RMS infers one based on your current pricing. You can update the inferred hierarchy at any time.
- This check is optional.
To set up a default price hierarchy during onboarding, on the Mews RMS onboarding dashboard, navigate to the Default pricing section, next to Set up default price hierarchy, and click Go to task. A separate tab opens. For more information, see How to set up or change the minimum and maximum price boundaries in Mews RMS.
Step 5: Price optimization
In this step, you provide Mews RMS with market data to improve the quality of its price recommendations.
Choose competitor properties
Mews RMS collects pricing information from online travel agencies such as Booking.com or Expedia to understand market trends. Selecting competitor properties allows Mews RMS to factor market rates into its price recommendations.
- On the Mews RMS onboarding dashboard, navigate to the Price optimization section, next to Choose competitor properties, and click Go to task. A separate tab opens.
- Search for and select your own hotel.
- Search for and select at least three competitor properties.
- Select Booking.com or Expedia as the channel for competitor rate data. Choose the channel that best represents how your target guests book.
- Click Save.
Provide historical data
If your property is active for less than one year, Mews RMS does not have enough historical data to identify seasonal trends. You can upload historical data from a previous property management system so Mews RMS has this information from the start.
- This check is optional. Historical data is only used to configure the optimization and is not visible to you in the system.
- On the Mews RMS onboarding dashboard, navigate to the Price optimization section, next to Provide historical data, and click Go to task. A separate tab opens.
- Upload your file and click Save.
Step 6: Activation
Once you have completed all tasks, the Mews technical team reviews your setup and configures your RMS. This typically takes a few days, and up to 14 days for more complex properties. You receive a confirmation email once everything is ready.
