Upgrade predictions is a Flexkeeping feature that helps properties better predict occupancy by suggesting virtual room upgrades when the originally booked room type is not available. A virtual room upgrade means that Flexkeeping plans housekeeping as if the reservation were in the upgraded room type; no real room is assigned. Upgrade predictions are especially useful when reservations have no room assigned or when a room type is overbooked. You configure upgrade rules in the Upgrade Predictions Editor in the Flexkeeping web app, and the predicted room types are visible to both the front desk and housekeeping. Depending on your setup, Flexkeeping Support may need to activate the feature for your account before you can use the editor. With upgrade predictions, your housekeeping schedule reflects realistic occupancy, even during busy periods.
In this article, you can learn about:
How to use upgrade predictions in Flexkeeping
Upgrade predictions in Flexkeeping suggest a virtual room upgrade for a reservation when the originally booked room type is not available, so that the housekeeping schedule stays accurate.
How upgrade predictions work in Flexkeeping
Upgrade predictions are based on upgrade rules that you define in the Upgrade Predictions Editor. Flexkeeping then applies the upgrade rules to reservations without an available room of the booked room type.
What the Upgrade Predictions Editor contains
The Upgrade Predictions Editor includes two tabs:
-
Space Types: currently supported.
-
OTAs, or online travel agencies: the tab is visible but not yet supported.
At the moment, upgrade predictions can be set up only for space types. In Flexkeeping, a space type is the room type of a reservation, for example Standard, Superior, or Deluxe. The Space Types tab allows you to define upgrade paths between room types, for example:
Standard → Superior → Deluxe
How upgrade predictions support housekeeping scheduling
Upgrade predictions are primarily used to improve housekeeping planning. Flexkeeping checks the upgrade rules you have defined in two situations:
-
When a reservation does not have a specific room assigned.
-
When a room type is overbooked.
If the originally booked room type is not available:
-
Flexkeeping looks at Upgrade Option 1.
-
If Upgrade Option 1 is also unavailable, Flexkeeping continues to Upgrade Option 2, and then to the next upgrade option in the sequence.
Flexkeeping then virtually assigns the predicted room type to the reservation for scheduling purposes. This ensures your housekeeping schedule reflects realistic occupancy, even during busy periods.
Where predicted room types appear in Flexkeeping
On the Weekly Schedule, predicted room assignments are shown with dotted blue and green lines.
In the Reservation Details, users can see both:
-
the originally booked room type
-
the predicted, upgraded room type
Showing both room types gives teams better visibility and reduces last-minute surprises.
How to configure upgrade rules in Flexkeeping
Each property defines its own upgrade logic in the Upgrade Predictions Editor. An upgrade rule starts with an originating space type and lists the upgrade options in order.

When to use upgrade predictions in Flexkeeping
Common use cases for upgrade predictions in Flexkeeping are:
-
Managing overbookings: keep housekeeping schedules accurate even when room types are oversold.
-
Improved housekeeping forecasting: predict which room types are likely to be occupied and plan cleaning tasks accordingly.
-
Better coordination between teams: both the front desk and housekeeping can see predicted room types, which reduces miscommunication and last-minute changes.
-
High season and event planning: maintain scheduling accuracy during periods of high occupancy and frequent room changes.
-
Preparation for early check-ins or late check-outs: knowing which rooms are likely to be occupied helps teams prioritize their work.
What upgrade predictions in Flexkeeping do not support
Upgrade predictions in Flexkeeping do not support:
-
Upgrade predictions for OTAs, or online travel agencies: the OTAs tab is visible but currently inactive.
-
Predictions for anything other than space types.
-
Automatic assignment of real rooms: upgrade predictions only predict room types and do not replace the room assignment in your property management system, or PMS.
-
Upgrade rules across multiple properties: upgrade rules are configured per property.
Once your upgrade rules are set up, Flexkeeping virtually assigns a predicted room type to every reservation whose booked room type is not available, and your housekeeping schedule in Flexkeeping reflects realistic occupancy.
