How does Mews calculate KPI metrics?
Mews uses standard definitions to calculate performance metrics. These formulas match global hospitality benchmarks and align with all reporting in Mews Business Intelligence.
- Total operating revenue: Adds revenue from all categories including rooms, food and beverage, events, wellness, and other services
- Room revenue: Adds revenue from room nights, early check in, late check out, no-show fees, and day-use charges
- Occupancy: Divides the number of occupied rooms by total rooms and multiplies by 100
- Revenue per available room (RevPAR): Divides room revenue by the total number of rooms
- Average daily rate (ADR): Divides room revenue by the number of occupied rooms
- Total number of guests: Counts all guests with active check-ins during the selected period
- Average daily guest spend: Divides total operating revenue by the number of guests
Note: You can adjust accounting classifications in your setup to match your property’s revenue structure. The dashboard reflects those changes automatically.
For example: If you classify spa income under “Other operated departments,” the dashboard includes it under total operating revenue.

No, Mews uses net values, so Mews excludes VAT.
How often does the dashboard update?
The dashboard shows near real-time data. Most metrics update at least once every two hours based on your properties’ sync with Mews Business Intelligence. You can always see the last updated time at the bottom of the page.
Can I customize the metrics shown in the dashboard?
No. The dashboard uses a standardized set of KPIs to make comparisons consistent across properties. This helps ensure reliable benchmarking across your portfolio. However, you can filter the data by:
- Time period
- Property or group
- City
- Accounting categories
- Space type or category
- Nationality

Can I export the data?
Yes. You can export most dashboard views to share with other stakeholders or use for deeper analysis. To export:
- Hover over a KPI tile.
- Click the three-dot icon in the corner.
- Select Export.

Can I set alerts for key metrics?
Yes. You can set alerts to notify you when a KPI crosses a threshold.
- Click the three-dot icon on any KPI tile.
- Select Alert.

If a property shows missing or zero data, check the following:
- Your filters exclude the property
- The property has no bookings in the selected period
Why does one property’s KPIs seem unusually high or low?
Some reasons a property may look like an outlier:
- It includes many complimentary or house-use rooms
- It has out-of-order rooms not excluded from occupancy
- It uses different accounting categories than others
- It recently opened, closed, or paused operations
Use filters to compare similar properties or exclude these variables where possible.
Can I compare brands or regions?
Yes. Use the Property groups filter to compare by brand, region, or cluster. You can also:
- Use City to compare by location
- Use Accounting categories to compare revenue streams across groups
This helps you spot top performers and areas that need attention.
What does STLY mean on the dashboard?
STLY stands for Same Time Last Year. It compares a current KPI with the same period in the previous year.
For example: If you select “Last week,” the dashboard also shows the metric for “the same week last year.”
